A flexible workplace fit-out for Figma at Elder's Yard, the revitalised Victorian warehouse in Norton Folgate. The design draws Figma's collaborative culture into dialogue with the building's heritage character: a faceted reception desk at front of house, a generous theatre-style all-hands space on the first floor, and tailored meeting, focus and breakout zones across two levels. A sculptural pendant marks the staircase connection between floors, while a considered palette of marmoleum, timber and carpet tile holds the tone between concentrated work and open exchange.
British Land needed to demonstrate to Figma that the space was right before the design was resolved. The determining factor was a staircase: what it could look like inside a heritage envelope tuned to Figma's brand identity. Site photography was composited with generative AI and resolved within a day. The image made the case. In i/o spark, this is the mechanism by which a landlord-tenant conversation advances from aspiration to commitment, before construction begins.
