Five floors of coworking inside a revitalised Victorian warehouse in Norton Folgate. Original cast-iron columns, timber joists and exposed brick sit alongside new joinery, soft textiles and modular detailing. Every material was selected for low embodied carbon and assembled to be deconstructed, allowing the spaces to evolve, adapt or be reimagined with minimal waste.





British Land brought an existing concept to the studio: a loose, SketchUp level sketch representing intent rather than resolved design. The studio advanced that concept through its pipeline and produced a photorealistic animation while preserving the original design logic throughout. SketchUp model to high quality visual to animation, within a compact sequence of workflows. The client could review precisely what would be built before construction began. The tooling inside i/o spark exists to close exactly this gap: from another practice's sketch to a finished room film, without losing the idea in translation.
